Spanning an area encompassing over 50 square miles, the Laughlin Peak Ranch is located southeast of Raton, New Mexico, the County Seat of Colfax County. Access to the property is provided by a maintained graded county road. This area of Northeastern New Mexico is highly recognized as having exceptional hunting along with outstanding livestock grazing throughout the more open native grass portions of the country. Many cattle ranchers in this area run yearling cattle through the summer months expecting gains of 250-300 pounds or more, shipping the cattle in early October, so the property will be vacated in time for hunting season. Hunting in Northeast New Mexico is big business, and the Laughlin Peak Ranch offers some of the best hunting to be found in the entire state.

The Laughlin Peak Ranch was purchased by the current owner in 2007 and the property has been operated as a cattle ranch and family hunting ranch during this ownership. No commercial hunting has been allowed. After many years of careful management of the property, the decision has now been made to sell this extremely scenic combination livestock and hunting ranch.

Terrain
   The terrain of the Laughlin Peak Ranch is very diverse. Elevations on the property range from approximately 7,000 feet to over 8,800 feet. Rolling and hilly, very productive open pastureland is generally found throughout the exterior edges of most of the ranch. There are several very pronounced mountains located through the middle and on the exterior edges of the ranch. Laughlin Peak, with an elevation of over 8,800 feet is the dominant mountain on the ranch and in this entire area of New Mexico. Laughlin Peak is the highest mountain in New Mexico east of Interstate 25, and this mountain can typically be seen for many, many miles. Other mountain peaks on the ranch include Raspberry Mountain, with an elevation of 8,000 feet; Turkey Mountain, at 7,800 feet; Crater Mountain, at 8,000 feet; and several other un-named prominent mountains. Some rougher and sloping areas of the ranch have scattered limestone and/or sandstone rock outcrops. There are numerous volcanic craters in the area, with one or more being on the property. Malpai lava rock is common around Crater Mountain and other areas of the ranch. The open grazing areas of the ranch generally have a solid turf of very palatable native grasses, such as grama, western wheat, some side oats and bluestem varieties. The interior portion of the ranch generally becomes more rocky, more broken, and steeper and has a moderate to dense canopy of juniper, pion, and Ponderosa pine. This portion of the property also has areas of oak brush and other good browse. Overall, it is estimated that approximately 50% of the ranch is described as prime livestock grazing areas and the other 50% is rugged and mountainous, interspersed with wide valleys, open meadows and mountain peaks.

Livestock
   The owner of the ranch is very conservation minded and his management and conservation practices are apparent when touring the ranch. Under typical conditions, 1,000-1,500 yearling cattle are shipped to the ranch in May of each year. These cattle are scattered throughout the open grazing areas of the ranch through the summer months. In October the yearlings are shipped and all livestock are typically vacated.

Premier Wildlife Ranch
   The Laughlin Peak Ranch can truly be described as one of the premier native wildlife ranches in the state. In early Fall of 2022, an extensive game survey was performed on the property. The ranch was flown for two-hours in a Cessna 182 equipped with GPS. During this two-hour flight, 440 elk were observed. A total of 22 groups of elk provided an average of 20 elk per group. Group sizes range from 2 elk to 148 elk. The survey estimated 49 bulls for every 100 cows with 49 calves per 100 cows. The survey also observed 159 pronghorn antelope with a buck to doe to fawn ratio of 17/100/51. It should be noted that this survey only counted the elk and pronghorn in full view during the flight. It is estimated that approximately 50% of the ranch is moderate to heavy timber, so it is likely that half or more of the elk population could not be viewed from the air. A copy of the recent wildlife survey is available upon request.

Besides having an outstanding population of elk and pronghorn, the ranch supports a variety of other wildlife, including mule deer, bear, turkey and an occasional mountain lion. 

As mentioned, there has been no commercial hunting on the ranch during the present ownership. Hunting has been reserved for only family members and a select few friends. Typically, 4, to not more than 7 bull elk are harvested annually. Several cow elk are generally harvested for meat. Approximately 2 pronghorns are harvested each year. Last year, a family friend was excited to harvest a 385 Boone and Crockett bull during his visit to the ranch. That said, it becomes clear that the wildlife on the property flourish in great numbers with very little hunting pressure.

Fencing    Water Features
   The Laughlin Peak Ranch is fenced and cross-fenced with most of the operable fencing being maintained throughout the open livestock grazing areas of the ranch. In the Conifer Forested areas, most of the fences have been removed or abandoned in order for wildlife to freely roam in this large protected area of the property. This protected portion of the ranch is considered to be a true wildlife sanctuary covering an estimated 50% of the entire ranch.

The property is watered by a combination of windmills, electric submersible wells, solar wells, earthen ponds, and several live springs. From a livestock and wildlife ranching perspective, the property is adequately watered for the day-to-day operation of the ranch. There are several miles of buried waterlines used to transport well water to numerous livestock/wildlife water troughs and to all structural improvements.

Improvements
   The Laughlin Peak Ranch is considered to be well-improved. The main headquarters, which are located on the east-central side of the property consist of a ranch managers home, frame barn with an upstairs bunkhouse, along with two duplicate owners homes. Each of the two owners homes feature 4-bedrooms and 3-baths. Both homes have fireplaces, full front and back porches, and each home offers very scenic views of the ranch. Other improvements at the main headquarters include shipping pens, round pens and a roping arena. Overall, the improvements are well maintained. An old, very charming cabin, known as the Honeymoon Cabin, is located in the north-central portion of the ranch. This cabin is in an isolated area and has been very well maintained considering the age of the structure. Towards the western portion of the ranch is the Bracket Camp. This camp has been well maintained and is located in a scenic setting. Other ranch improvements include a set of shipping pens on the western portion of the ranch along with livestock pens, where needed. Electricity and high speed internet has been run to all improvements.

Without question, the Laughlin Peak Ranch is considered to be a premier working cattle ranch, complimented with outstanding hunting opportunities. Because the current owner has elected to only very selectively hunt the ranch for many years, the wildlife population and quality is considered to be second to none. From the standpoint of elk and mule deer hunting, a licensed hunter appreciates that the property is located in Unit 56, which means the landowner determines harvesting rates of the wildlife rather than the state. Because the harvesting of wildlife is left up to the landowner, rather than the state, this allows greater flexibility in the management of wildlife. Pronghorn hunting is also regulated by over-the-counter licensing with specific dates to hunt. The ranch also supports good populations of turkey, along with bear and occasional mountain lions. These species are also regulated by over-the-counter licensing. In summation, the wildlife features on the Laughlin Peak Ranch are a tremendous asset to the overall value of the property.

Elevations in Colfax County, New Mexico vary from around 6,000-8,000 feet in the open plains grasslands to approximately 12,000 feet to over 12,500 feet in the Sangre de Christo Mountains, which skirt the western edge of the county. Average precipitation for the entire county is approximately 17 inches per year, increasing to approximately 25 inches in the higher elevations. Based on elevations of the Laughlin Peak Ranch, it is estimated the average precipitation is approximately 20  21 inches per year. This would include several feet of snow annually.

Mason Morse Ranch Company

The Cornay Ranch is a scenic big game hunting and working cattle ranch which encompasses 9,521 acres of both deeded and state lease lands. The ranch is located in northeastern New Mexico about 35 miles east of Raton, and near Folsom, New Mexico. The ranch has been in the same ownership since the 1860s. With grassland plains, tree covered canyons and escarpments, the terrain is ideal for big game including elk, deer and antelope.

LOCATION

The main ranch is located between Capulin and Folsom, New Mexico on State Hwy 325 and a separate 320-acre parcel of summer grazing/hunting land located 14 miles southwest of Folsom off of Johnson Mesa and State Hwy 72. The ranch adjoins the Capulin Volcano National Monument and is the centerpiece of the Raton  Clayton volcanic field.

ACREAGE

The Cornay Ranch is comprised of 4,759 acres deeded and 4,762 acres State of New Mexico land lease for a combined total of 9,521 acres. The carrying capacity of the ranch is estimated at 200 Animal Units (AUs). Water is provided by springs, windmills, a solar well and dirt tanks. The fences vary in age with some newer fence as well as some older fence. The deeded and lease lands are interspersed and have been controlled by the ranch for decades. The cost of the State of New Mexico lease lands is $4,264.51 per year under a five-year lease expiring 9/30/2023.

IMPROVEMENTS

The building improvements are older yet functional with a main home, trailer house, horse barn, livestock shed and corrals.  There is an older abandoned home as well as numerous old parked vehicles and equipment.

WILDLIFE AND RECREATION

The ranch offers elk, deer, bear and antelope hunting in New Mexico hunting units 57 and 58. Unlimited licenses on all three big game animals can be purchased over the counter with the owners permission. While the ranch has not been enrolled in the Landowner license program in recent years, a Landowner tag program is available through the New Mexico Game and Fish Department.

HISTORY

The area is rich in history spanning from the young large field volcanoes, discovery of Folsom Man, hunting grounds for Comanche and other Indian tribes, and early day train robber, Black Jack Kethum. Much of this history is documented and available at the Folsom Museum in Folsom, New Mexico.

SUMMARY

With over 9,500 acres the Cornay Ranch offers a large land resource with both working ranch capabilities and big game hunting opportunities. The Short Ranch is well located on Johnson Mesa, approximately 25 highway miles east of Raton, New Mexico. Access to the property is provided by a paved highway. Johnson Mesa is widely known as one of the most productive ranching areas of the state and additionally offers panoramic 360 scenic views with the added benefit of wildlife/hunting.    Johnson Mesa is a well-defined, prominent mesa plateau located east of Raton, New Mexico, and just west of the small community of Folsom, New Mexico. This elevated mesa plateau extends in a westerly to an easterly direction for approximately 25 miles and is generally 4-6 miles wide from north to south. Elevations on the open plains country at the foot of Johnson Mesa generally range from 6,500  7,000 feet. Elevations on top of Johnson Mesa range from 8,000  8,700 feet. This dramatic increase in elevation on the mesa provides a top-of-the-world view of the surrounding countryside, overlooking the lower plains country below. From the mesa edge on the Short Ranch, one can view Capulin Peak and Sierra Grande in the far distance. Johnson Mesa is characterized as a lava-topped tableland created from past volcanic eruptions. Several volcanic cones, such as Red Mountain, Towndrow Peak, and Dale Mountain rise approximately 400 feet above the surrounding mesa upland areas.

   Elevations over much of the Short Ranch range from 8,000  8,150 feet. On the far western boundary edge of the property, a significant, very deep and rugged canyon, with sheer fractured rock provides stunning views of a small part of gorgeous Northeastern New Mexico. A small portion of the west side of the ranch has oak motts, mountain mahogany, and locust trees on its rocky hillside. 

Terrain
   Soils are deep and fertile on the level portions of the property and become very rocky on the side slopes and hilly areas. Rock outcroppings are generally described as volcanic malpai/lava rocks, which give the soil and grass tremendous strength and fertility. The ranch has a lush cover of high elevation grasses, being grama, fescue, western wheatgrass, and bluestem. Native grass vegetation on Johnson Mesa is widely recognized as some of the best the state has to offer, and summer gains often exceed 300 pounds for the season (middle of May through October 1st  15th) for yearling cattle.

Water Features:
   The Short Ranch is well watered with pockets of natural water and earthen ponds. An electric submersible well is located at the old ranch headquarters that provides water to livestock drinkers and there is a windmill well located about mid-way into the ranch.

Wildlife    Hunting
   While much of the Short Ranch has an open appearance, pockets of brush and scattered trees offer favorable habitats for antelope, an occasional elk and bear. In the early mornings and late afternoons, it is very common for wildlife to leave the protected canyon cover in order to graze on the productive Johnson Mesa pasture lands. Historically, the family has grazed 125 pairs on the ranch, but hunting opportunities do exist on the property. A small ranch camp is located near the entrance of the property and is used by family members and hunters from time to time

Climate
   Because of the high altitude, summers have very pleasurable moderate temperatures, and winters can be harsh. At times, the highway extending through Johnson Mesa will be closed during the winter months because of excessive snow. However, this snow jump-starts the countryside as temperatures warm in the summer, and native grass vegetation normally excels during the growing season, offering tremendous grazing opportunities from May to October. Typically, Johnson Mesa receives 19  20 inches of moisture during the year.

Price    Minerals    Taxes
   The Short Ranch is offered for sale at $1,850 per acre. One-half of the sellers mineral interest will convey with the property. Property taxes are extremely reasonable, being approximately $293 in 2021. 

Remarks
   The Short Ranch is in an area (Johnson Mesa) where ranch properties are typically passed down from generation to generation, and a property such as the Short is seldom offered for sale. Cross Diamond Ranch History
 Timothy McAuliffe immigrated from Ireland in 1873 at the age of 16. After stints in Canada, Chicago, and St. Louishe eventually settled in Raton in 1879, where the emerald hillsides reminded him of home. There he owned both a slaughterhouse and a saloon.

 Over time, McAuliffe gradually accumulated an expansive cattle ranch and purchased the Cross Diamond brand from the legendary Charles Springer in 1892.

 After McAuliffes death forty years later, his daughter Addie took control of the ranch with her husband Earl T. Smith, adding even more land east of town. Then, in 1983, the McAuliffe Ranch was divided between their daughters, Virginia Harkness and Margaret Heringa. Margaret managed what is now the Cross Diamond Ranch and ran it until her semi-retirement in 2012 when her daughter Loretta took over operations with her husband, Donny Butler.

 Now, after generations of careful management, the family has decided to sell this beautiful and rare combination of livestock and hunting ranch.

Terrain
 The Cross Diamond Ranch includes diverse terrains with elevations ranging from roughly 6,400-8,300+ feet.

 Productive pastures roll through the southern area of the property, with a healthy abundance of native grasses, including grama, western wheat, side oats, and bluestem varieties. Several scenic canyons adorn the middle portions, and the northern boundary provides breathtaking views of the pronounced rimrock along Johnson Mesa.

 The interior portion of the ranch becomes rockier as the elevation climbs and provides a generous canopy of juniper, pion, oak, and Ponderosa pine that surround meadows of cool-season grasses. Hunter Mesa runs along the ranchs northeastern boundary, where the mesa top holds lush forage and oak brush, serving as a favorite feeding ground for large elk herds.

 Approximately 60% of the ranch is estimated to be prime livestock grazing areas. The other 40% is ideal for big game hunting with its rugged hillsides, deep canyons, open meadows, and mountain rim.

Livestock
 Through the generations, the owners of Cross Diamond Ranch have taken great care of the land, and it shows. Typically, a limited number of yearlings are shipped to the ranch at the end of each April (approximately 400). These cattle are dutifully rotated through the grazing pastures during the summer months and shipped out in September, clearing the way for hunting season. There is a cattle lease agreement in place for the 2023 grazing season, but not for 2024 or beyond.

Wildlife
 Even at first glance, the Cross Diamond is clearly ideal for wildlife. Besides plentiful elk and pronghorn, the ranch supports a variety of other game, including mule deer, bear, mountain lion, and turkey. Birds of prey and waterfowl are also frequently found on the property.

 Currently, the ranch is under a commercial hunting lease agreement through 12/31/2023, allowing for the exclusive harvest of four buck antelope, two mule deer bucks, four bull elk, and one bear. There is no agreement in place for 2024 or beyond.

Fencing  Water Features
 Fencing and cross-fencing, both 4-strand and 5-strand barbed wire on cedar or steel posts, are well maintained across the open livestock grazing areas of the ranch, with accommodations made for the roaming herds of elk and antelope.

 Throughout the property, a combination of 3 windmills, 2 electric submersible wells, 25+ dirt ponds, and 4 live springs provide abundant water for both livestock and wildlife.

Improvements
 The Cross Diamond Ranch is well improved and lovingly maintained. The headquarters, located on the propertys north side and off paved Highway 64/87, consists of a 4-bedroom/2-bath 2,800 sq. ft. ranch owners home and a 3-bedroom/2-bath 1,360 sq. ft. guest or managers home. Both are in good condition and offer scenic views of the mesas and surrounding area.

 Other improvements include hard-wired broadband internet, pipe corrals, scale, feed storage bins, a tack shop, a 400 sq. ft. carport, an 800 sq. ft. workshop, and a 1,600 sq. ft. metal barn previously used as an airplane hangar.

Hunting

 There are several large ranches near the Cross Diamond. The TO Ranch runs along its eastern boundary, and the vast 570,000-acre Vermejo Preserve is just west of Raton. The 200,000-acreExpress UU Bar is near Cimarron, along with the famous CS Cattle Co Ranch.

 Nearby recreation opportunities include Sugarite Canyon State Park with fishing and boating at Lake Maloya. Red River, Angel Fire, and Taos are all within easy driving distance of the ranch, offering quick access to snow skiing, water sports, hiking, camping, white water rafting, golfing, jeep tours, fine dining, and high-end shopping.

 Elevations in Colfax County, New Mexico, vary from around 6,000-7,000 feet in the open plains to approximately 12,000-12,500+ feet in the Sangre de Cristo Mountains, which skirt the western edge of the county.

 The average precipitation for the county is approximately 12 inches per year, increasing to around 25 inches at higher elevations. At the Cross Diamond Ranch, historical rain precipitation ranges from 10-20 inches per year, along with several feet of snow.

Jarosa Creek Ranch is an exceptionally diverse property located near Angel Fire, New Mexico. Other species found on the ranch include elk, Mule deer, bobcat, mountain lion, and waterfowl.  Fishing on the ranch is created by two creeks that meander the property.  The ranch also has stocked ponds making great fishing experiences for the young anglers in the family.  Fish species on the ranch include Brook Trout, Rainbow Trout, and Brown Trout.

Los Cielos is a 297 acre luxury recreational retreat in the northern New Mexico mountains. The ranchs stunning 10,000 square-feet main lodge sits on a ridge overlooking Black Lake and the Moreno Valley, where the mini-series, Lonesome Dove, was filmed. More recently, the lodge was used for filming the Netflix series Outer Range. If the private pond fishing isnt enough for you, the ranch also has access to a private fishing lake a short walk from the lodge. The immediate area around the ranch is well known for its large elk population, which can easily be found grazing in the large grass creek bottom meadows and creeping along the forest edges. Los Cielos is ten miles south of the year-round Angel Fire Resort and Village. Angel Fire features restaurants, a lounge, an 18-hole championship golf course, a ski mountain, tennis courts, pickleball courts, a world-class downhill mountain bike course, and miles of hiking/biking trails. A fixed-base operator (FBO) with an 8,900 foot runway is only fifteen minutes away, a little further up the Moreno Valley. This ranch has it all for the discerning ranch owner.
