Wildlife    Hunting

   Whitetail deer is the predominate specie of native game inhabiting the property although in favorable years, the habitat is supportive of bobwhite quail numbers. Feral hogs, whitetail, and coyotes filter in from adjoining property to the north as no hunting is allowed in that region. Some areas within the central portion of the property are defined by semi-open savannah acreage allowing for relatively easy UTV access throughout the entire property boundaries

   Water supply for the property sources from the Cottle/King County Water Co-op and electricity is available by South Plains Electric. High-Speed Internet through Caprock Telephone Coop is also available via lines paralleling FM 1168 on the east boundary and County Road 460 to the south.

The Cottle Ranch is a recreational ranch surrounded by some of Texas largest and historic ranches. Originally built around 1900 as part of the Richards Colony or Dutch Colony, it was a working ranch used for farming and livestock. LOCATION:
The Cottle Ranch is located in Cottle County some 20 miles north of Guthrie and 20 miles southeast of Paducah. Lubbock is 100 miles to the west; Amarillo lies 140 miles to the northwest. This ranch is accessed by paved frontage FM3102. Bordered on the south and east by the JJ Gibson Ranch with the historical 6666 just to its southwest. The highly productive soil types support a rich diversity of shrub species that include shin oak, soapberry, hackberry, and mesquite, while the ground cover is dominated by a variety of grass species including sand dropseed, silver bluestem, blue grama, and a plethora of additional native species. Both shrub growth and ground cover provide excellent forage and browse for cattle production and wildlife species.

WILDLIFE: 
Whitetail deer, Turkey, bobwhite quail and dove are the predominant species of native game inhabiting the Cottle Ranch. In addition, feral hogs, coyotes, bobcats, ducks, skunks and many other animals roam this magnificent property. 

Matador Wildlife Management Area is a 28,183-acre ranch owned by Texas Parks and Wildlife Department for public use and activities including hunting, fishing, hiking, bird watching, camping, horseback riding, nature study and photography. From the Cottle Ranch, Matador WMA is only a 28-minute drive and less than 16 miles as a straight line.


IMPROVEMENTS:


The HOUSE:
The rock house is a 1224+/- square foot home featuring 2 bedrooms and 1 bathroom; there are two additional rooms with options for supplemental sleeping if needed.  The house has been carefully reconstructed and updated while preserving the original 1900s charm.  The home contains modern day amenities such as a fridge and freezer, dishwasher, disposal, washer and dryer, oversized hot water heater, cell booster and more.  Care has been taken to ensure low electric bills with the addition of insulation. The 100-year-old home was perfectly oriented and designed to stay cool in the summers and warm in the winters. The new gas range, gas water heater and recently rebuilt and inspected fireplaces ensure comfortable use of the home should electrical power fail.  New electricity and plumbing have been added throughout the home to ensure safety and comfort. 

POWER:
Electricity is provided by South Plains Electric. There are two meters, one for the house and one for the water well. Propane is provided by WTG. Gas and diesel tanks supplied by WTG.


WATER:
Water supply for the property sources from one water meter provided by Cottle/King County Water Co-op. There is also a large underground rainwater collection holding tank.


The WATER WELL provides a 100+ gallon per minute of fresh well water. There is a new electric pump that supplies the lake with a spectacular water feature. 


The LAKE was built in 2023 and is designed to hold water year-round.  The clay bottom lake is supplied by water flowing out from several large boulders.  The perfect swimming area was created by bringing in washed pea gravel base material and spreading it out under the pavilion and into the water.  Two additional ponds were created on the property in 2023.


LOOKOUT VIEW:
There is a breathtaking 360-degree hilltop view perfect for stargazing. This hilltop view features a fire ring with surrounding seating in addition to a table and grilling area. Washed pea gravel and several large boulders are present throughout the site as an added landscape feature. The site overlooks a feeder making it a multipurpose hunting or wildlife viewing location. 


SHOOTING RANGE:
The property contains a 500-yard shooting range with multiple targets, including a vintage truck.  There are a myriad of shooting positions, and with its incorporation of a deer blind, the range makes for a multipurpose hunting location.  The site has washed pea gravel and large boulders adding to the landscape and functionality. This is a perfect place to sight your gun in, or spend the day shooting, sitting around the fire, grilling, hunting and much more.


BARN:
The original large 100-year-old barn currently provides excellent storage but would make an amazing additional living space. 


STORM SHELTER:
There is a large concrete room underground that could serve many different purposes. 


AUTOMATIC GATE:
Gate entry with remote and keypad provides owners the luxury of never opening a gate.
Fences and gates are all in good working condition.

  We are pleased to have obtained the exclusive listing on approximately 640 acres located in the southwest corner of Cottle County.  This is a long-time family-owned property that has been under the same ownership since it was originally conveyed from the State of Texas in the late 1870s.  

Size: 
  According to the State of Texas, this property contains 640 acres, more or less.  

Location    Access
  As mentioned, this property is located approximately 5 miles east and 2 miles north of the small community of Dumont and approximately 110 miles east/northeast of Lubbock, Texas.  Access is by graded CR 294 and paved FM 452.  

Legal Description
  Six hundred forty (640) acres, more or less, of land being all of the International and Great Railroad Company Survey 11, and being patented November 28, 1877, to Sarah F. Clapp, Assignee of said Railroad Company, by Patent 562 of Volume 41, and for the metes and bounds and further description of said survey reference is here made to said patent, which is of record in Volume 2 on page 83 of the Cottle County Patent Records.

General Description
  The majority of the Willoughby Ranch remains in native pasture; however, there are approximately 130 acres located on the west side of the property that are in cultivation and operated on a dryland basis.  This area of the property is leased for the 2023 crop year.  The native pasture, grazing and hunting, is not leased at this time.

  The terrain varies from nearly level to sloping with some broken areas.  Two large tributaries to the North Wichita River extend through the native pasture of the ranch, entering the northwest and northeast sides and meandering through the property, exiting the south-central side.  These tributaries, or creeks, will stand seasonal water.  The majority of the native pasture area drains to these two tributaries.  Brush canopy across the ranch is moderate, with mesquite being in the more level areas and larger hardwoods, such as larger mesquite, hackberry, and chinaberry trees being in the lower creek bottoms.  The cultivated portion of the property has a terrain that is gently sloping to rolling.  Soils in this area become sandier in nature, but can be productive when properly managed.  Some terraces have been constructed throughout the cultivated land to reduce soil erosion.   

  The elevation on the entire property changes a total of approximately 120 feet, being approximately 2,020 feet on the west side of the property and descending down to approximately 1,900 feet in the creek bottoms.

  The perimeters of the appraised property are partially fenced; however, the majority of the fencing is in poor condition.  This fencing is a combination of steel T-post and barbed wire, cedar posts and barbed wire, and single-strand electrical fencing.  

The grass turf found throughout the native pasture ranges from good to thinner in the rougher areas of the ranch.  Typical grasses found include blue grama, little blue stem, Arizona cottontop, buffalograss, hairy grama, sand dropseed, plains bristlegrass, side-oats grama, Canada wildrye, switchgrass, and western wheatgrass.

Water
  Water is provided by a livestock well located on the northeast side of the ranch. This well is equipped with a new solar-powered pump and a new 10-foot poly water trough. This well is set up to produce approximately 6 gallons per minute. Additionally, there is a rural water line running across the western portion of the cultivated land.  To the best of our knowledge, a person can get a tap on this line, if desired.

  The Burdett River Ranch is located in Cottle County, Texas along the South Fork of the Pease River. Improvements
  The Burdett River Ranch is a highly improved hunting ranch with a main lodge constructed in 2013. This lodge structure measures 40 ft. x 80 ft. and consists of 2,764 sq. ft. of living area, including 3 bedrooms and 2 bathrooms, with an upstairs room that is perfect as a game room or sleeping area. The remainder of the lodge is for storing ATVs and hunting equipment. The lodge is being offered turn-key with stove, oven, microwave, refrigerator, washer/dryer, and all furnishings. The lodge overlooks the South Pease River Valley and one of the beautiful spring fed ponds, along with the numerous canyons that feed down to the river.   The hunting and fishing on the ranch is some of the best in this portion of Northwest Texas. There is something for everyone to enjoy, whether you are a deer hunter, bird hunter, fisherman, or just want a place to explore and ride ATVs. With the ranch being surrounded by the Buckle L Ranch on 3 sides, and very little hunting pressure, there are both trophy whitetail and mule deer in this area. 
There has been a feed and management program in place for years and the ranch has produced quality grown trophy bucks. As an added bonus, there is a significant amount of Aoudad throughout this portion of the Pease River Valley. Near the lodge, the ranch has a small 10-acre high fence pasture, perfect for keeping a few animals. Quail, dove, turkey, ducks and geese are typically present for the avid bird hunter. The 2 spring fed ponds are stocked with bass, catfish, perch, and crappie and offer great fishing for everyone to enjoy.
