Topography 

  The topography of the Stevenson Ranch is mostly level to gently rolling with very little brush cover. There is a 390 acre pasture on the north end of the ranch that features some broken country that drains northeast towards White River Lake and has a moderate canopy of mesquite and cedar. The ranch is fenced and cross-fenced into eight pastures of which four are planted in improved grasses, three are native pasture, and a 240 acre pasture is in cultivation and is traditionally planted in wheat in the winter.  The ranch is in excellent condition with a good turf of grass. The current owner runs a cow-calf operation and typically runs around 80 cows. Elevations on the ranch range from 2,450 on the south end to 2,540 on the north end of the ranch. The average annual rainfall for Garza County is 18.91 inches.

  The Stevenson Ranch is very well improved and features a newly remodeled 2,600 sq. ft. two-story ranch style 3 bed/3 bath house with an office, and game room.   Hunting on the ranch is considered to be good with game species that include whitetail deer, dove, quail, hogs, turkey, and waterfowl.

Topography:
The Caprock ranch is located just off the cap near the town of Crosbyton TX and has over 7 miles of Caprock escarpments along the perimeter of the ranch. The views from all sides of the ranch are simply stunning offering beautiful sunrises and sunsets.

~The ranch has over 280 of elevation changes from the top of the cap to the bottom of the draws that feed into the three Creeks on and around the ranch.
The ranch also has a large gravel pit that was used for all the caliche that has been installed on the roads to the ranch and the main road to the headquarters. There is more than enough caliche available that if a person wanted they would be able to put in more caliche roads around the property.
 
Water:
The ranch has Three Playa Lakes around the ranch that provide water to wildlife and livestock.
Along with the playa lakes the Ranch is consistently watered via three irrigation wells that supply multiple water troughs throughout the high fenced and low fenced areas around the ranch to ensure livestock and wildlife are well watered.
The ranch has about a quarter mile of Lake creek located on the northwest portion of the ranch. The ranch also neighbors multiple wet weather creeks, including Lake Creek, Turkey Creek, Pigpen Creek. These make perfect corridors for wildlife and ample water during the wet weather seasons.

There are two new pumps that have been installed at the barn and the house. These wells are both 1.5hp

The ranch is roughly 15 miles from White River lake which offers great fishing opportunities and is a good size for anyone who enjoys skiing, wake surfing etc!

The mule deer are native genetics that have been managed by the previous owners and current owners under guidelines to improve animal size and antler development. Largest harvested inside the high fence was 198 in 2022.

Whitetail are all improved genetic deer (genetics from 250 + Whitetail) that have been focused on animal overall health and antler development. 

Red deer were introduced into the ranch in 2019 and have a small herd of hinds and two stags. The oldest bull is from 700 genetics and is roughly 4.5 years old. The youngest is a yearling. 

The ranch also offers opportunities to hunt bobwhite quail, blue or scaled quail, dove, waterfowl and some turkey!

700 acres low fenced; This side of the ranch offers owners ample opportunity to hunt low fence whitetail, mule deer, Aoudad, feral pigs, bobcats and the owners have seen transcaspian urial on the low fence part of the ranch!
The native whitetail harvested on the ranch have ranged from low 160s to mid 140s, while the mule deer have been from mid 180s to mid 150s.

Airports:
The ranch is less than 10 miles away from the Crosby County Airport which is large enough to land smaller planes.
Lubbock Preston Smith International airport is just 45 mins away from this property and offers international flights as well as flights from and to several major cities around the US.

Minerals:
The seller owns some minerals on the ranch.
Surface minerals wind, water, & solar will convey with the sale.
