The historic Biaggi Ranch is situated on Mendocino's pristine coast between the coastal hamlets of Manchester and Elk. A ranch of this caliber rarely comes to market. Comprising of over 1382 acres, the ranch rises from almost sea level rolling grassland pasture to over 1600 feet elevation with towering redwood forests. Intermixed in this diverse topography are lush mountain meadows, spring-fed draws, and building sites with big, unobstructed coastal views south to Point Arena's lighthouse and north to Irish Beach, and west across the Pacific as far as the eye can see.

 

Historically the ranch has run sheep and dairy stock with the occasional grain crop being cultivated on the ranch's western flats. Since the 1970s, however, the ranch has been utilized more as a beef operation running between 80-100 cows. Throughout its history, the Biaggi Ranch's forest has proved to be a sustainable and reliable resource providing split rail fencing, railroad ties, shake, lumber, and tanoak bark from the late 1800s thru the mid-late 1900s at which time the ranch's focus changed to longer-term forestry practices that stressed sustainability, yield, and quality while preserving the ecological integrity of the ranch. The ranch has an estimated +18 million board feet of timber with roughly that split between Redwood and Douglas Fir with a small amount of White Fir. There is an NTMP in place. This timber stand is a significant resource allowing the new owner many opportunities including sustainable harvesting, carbon credit banking, conservation easement potential, or a combination of all three.

 

Besides the ranch's economic attributes, the ranch affords immense recreational potential. There is a well-maintained road and trail system throughout the ranch that allows access to almost all points and could double as equestrian and ATV trails. The ranch plays host to a number of different species including Blacktail Deer, wild turkey, mountain and valley quail, blue grouse, occasional black bear, wild hog, and many other species. The ranch would be an ideal hunting retreat or for the matter a wildlife preserve. Besides its wildlife, the ranch has numerous streams including Owl Creek and Alder Creek tributaries which provide critical habitat for the steelhead coming from the Pacific.

 

In regards to improvements, the ranch has two modest homes that were built in the early 1900s (1200 sq ft and 800 sq ft) that could serve as a temporary abode while the new owners build their new home and then later converted to caretaker's quarters. The two older barns are in working order and provide able room for livestock, hay, and storage. The houses are fed by a spring and even with the worst drought in California history performed without fault. The ranch is fenced and crossed fence in parts.

 

The ranch is about 2 1/2 to 3 hours from the San Francisco Bay Area. The closest airport is in the town of Little River, 24 miles from the property. For commercial flights, the Sonoma County Airport is 2 hours from the property.

In 1972 Jack & Adrienne Campbell bought their first 40-acre forested foothold in the Coastal Mountain Range west of the town of Laytonville with the idea of building a sustainable family compound. This was the period of the “Back to Landers” a movement took that inspired people to turn their backs on the chaos of modern civilization and instead revert to simpler times where you took care the land and the land took care of you. No one, however, would mistake the Campbells as washed-out hippies. The Campbell Family had roots in the area stretching back to the 1850’s and a long history of working in the woods. After many years of personal sweat and toil and living in tents and tarps, the Campbells with their four kids in tow completed their homestead while simultaneously adding another 360 acres, parcel by parcel, until the Ranch grew to more than 400 total acres of some of Mendocino’s most lush forest. The Ranch sits at about 2000 feet elevation in the mountains between Laytonville and the coast. With the ocean only 12 miles due west and commanding a spot near the top of the mountain range, the Ranch sits in the epicenter of spectacular redwood production land - far enough east to get some warmth for growth but not too far where you don’t also get the moisturizing effect of the Pacific.  Understanding the unique environment of the land, the Campbells went about becoming the stewards of the same. Undergrowth was controlled, trees were limbed to promote uniform growth, firewood gathered only from dead trees and timber harvests limited to what sustainability dictated. The plan was for the next 100 years down the line and not instant gratification. This stewardship is evident in how the Campbell Ranch shows - like a manicured park. There is currently an estimated 2 million board feet (MBF) of timber split at 70% Douglas Fir and 30% Redwood and growing at around a rate of 3 % to 4 % per year compounded. A continuation of this responsible stewardship will guarantee the new owner and their Family a dependable and renewable source of income for many generations to come.  There is also the possibility of banking to carbon credits from the forests.

The Ranch House is 1800 sq ft with 3 bedrooms, 2 baths though there is a need for updating the bones of the House are solid and of a quality of carpentry seldom seen today. Farm practices stressed wildlife proliferation over profit from domestic livestock. The Tule Elk herd went from a handful of animals to sustainably huntable population it is today. The Ranch is a participant in California Ranch for Wildlife (aka Private Land Management Program - PLM) wherein the Owner cooperates with the California Department of Fish and Wildlife in exchange for the ability to issue hunting tags. Currently, the Ranch receives 2 bull tags and 6 cow tags though that number is due to increase. Of course, there is the traditional season for other wildlife. 

In keeping with the Owners dedication to conservation, the Ranch has been placed into a limited conservation easement with Mendocino Land Trust wherein the parcels were merged preventing the Ranch from being parceled out in the future though having very limited impact on the use, enjoyment, and appropriate development of the Ranch in the future. More importantly, this easement allows for a reduction in property tax liability for the new owner.

The potential uses of the Ranch are many. There are approximately 40 acres of vineyard land and approximately another 150 to 200 acres of orchard land.  Cattle and sheep grazing is always an option. Winding through a two-lane country road framed in by towering Douglas Fir and Redwood Forest until emerging into the bright sunlight of Elk Meadow Ranch, one is mesmerized by the purity of this idyllic landscape. Set in the coastal mountain range of central Mendocino County, the Elk Meadow Ranch exudes the serenity of an undiscovered alpine sanctuary where elk and deer carelessly feed in its lush meadow while eagles and hawks circle overhead. Though only a short 15-minute drive out of Willits, one feels as if they are completely removed from chaos of modern society.

Elk Meadow Ranch encompasses 50 acres of manicured grounds including a sprawling meadow encased and protected by a curtain of century old Douglas Firs. The Smith Family bought the Ranch back in 1975 with its existing old craftsman style house in a worn but functional state. It was not until 2014 that the Smiths embarked on a major and meticulous remodel and expansion of the house, transforming the structure into what could only be considered a living piece of art that preserved its historical integrity while incorporating modern functionality. Attention to detail is evident in every aspect of the house. Much of the redwood and fir used in the project were sourced and milled from the Smiths timber holdings. In an era where emphasis is put on the economic bottom-line and not pride of craftsmanship, its a rarity to see the level of quality construction.

The house consists of 2 bedrooms, 2 baths with each room show casing the different woods used to their true magnificence. The house is serviced by PG&E with a backup generator. Two wells provide the water. Besides the house, there is a stand-alone and sturdily built Workshop/ Garage. Opposite the house is also a tastefully done studio cabin. There is a consistent and harmonic theme between all the structures. One clearly see the appropriateness of the structures to the environment.

Wildlife abounds on the Ranch and from the perch above the meadow where the house is situated one can take in this menagerie as if it is an ongoing play of nature that is ever varying. Nestled in a high mountain plateau above the pristine Eel River Watershed is the headquarters of Mendocinos Big Signal Wilderness Ranch. From the front door of the beautifully restored Farmhouse one can gaze northwest out over this awe-inspiring landscape with the realization that what lies in this vista is one of Californias most critical ecosystems. Turning ones gaze to the northeast is Big Signal Peak itself which hovers over the Ranch enfolding the same into its protective fold. Lurking on the horizon is the over 11,000 acre remote and isolated Sanhedrin Wilderness and your playground. The Ranch is the true gateway to this jewel allowing unprecedented access to its inner sanctum that is nearly impossible for the general public to access.

The Ranch consists of 160 acres varying from oak strewn hills to thick timber stands to gentle and naturally irrigated high mountain pasture. There are numerous water attributes including a multitude of year round and seasonal creeks, two spring fed ponds and several springs. All these attributes lend themselves to creating natural sanctuary wherein wildlife abounds including Blacktail Deer, Black Bear, Wild Hog, Wild Turkey, Mountain Lion, Bobcat, Blue Grouse, Mountain and Valley Quail, etc.. The Ranch is steeped in history. The Ranch originally was known as the Lierly Ranch and between 1884 to approximately 1925 was as a resort catering to the social set from San Francisco. Aside from the main Farmhouse there were various cabins and tents where up to 75 guest could put up for extended stays to hunt, fish and to generally relax and enjoy the outdoors. The Lierly Resort was renowned for its musically inclined hosts and their hearty home cooked meals that were sourced entirely from the Ranch. The original farm to table. One can still see the remnants of the orchards, corrals and cultivated fields and imagine the vitality this place must have had in that era. There was another tale, though, that resonated for years. Apparently, sometime in the 1880s the infamous highwayman Black Bart stayed here undetected making a splashing appearance amongst the guest. It was not until weeks later when he was arrested after a series of brazen hold ups that his true identity was revealed to the aghast of the host and his cultured guests.  

The next chapter of the Ranch is waiting to be written by the new steward of the land.

First time ever on the market in its entirety - the 265-acre Comptche Ridge Vineyard. Set in the coastal mountain hamlet of Comptche, the Comptche Ridge Vineyard epitomizes the best of Mendocino County - redwood and fern strewn valleys, year round creeks, rolling vineyards highlands, breathtaking views, secluded yet accessible and all located in temperate year round climate.  

Leaving the town of Comptche behind, you meander 15 minutes on a paved two lane treelined country road until the pavement meets the gravel that then winds you through towering redwood benches until the curtain is drawn back and you emerge into the light filled and almost Shangri-La like vision of the Comptche Ridge Vineyard.

Originally homesteaded in the late 1800s by Finnish immigrants seeking sunlit meadows and ridge tops to plant their orchards and graze their livestock, the Ranch provided the sustainable backdrop for generations of Johnsons. Besides what they farmed, the Ranch provided a rich bounty of resources: steelhead & coho salmon in the year-round creeks, deer, bear and other game in the surrounding woods and redwood and hardwood species to both build and burn. 

In 1996, the Weir brothers, John and Mark, seeking a refuge to raise their Family away from the bright lights and chaos of the Bay Area, bought two adjacent ranches, with Johns being 160 acres and Marks being 105.2 acres for a combined acreage of 265.2 acres. This was the beginning of the collaborative effort that would ultimately produce the Comptche Ridge Vineyard.

When the brother arrived, only remnants were left of the original homestead and almost all had to be constructed from scratch. The brothers aimed to create structures harmonious with their surroundings resulting in residences, studios, barns and other outbuildings feeling more like an integral part of the environment they occupy.  Redwood and open beam construction bring the depth of outside into the buildings to give an ample sense of space, while partially covered deck with big mountain vistas allows one to soak in the ambience of nature itself.  The Pagoda House is a testament to the highest level of wood craftsmanship. Entering its vaulted ceilings seems as though one is entering a cathedral. The other 3 residences carrying forth with this spiritually harmonic theme. Pathways lead you between the other residences, yoga studio, office and guest cabins while rolling vineyards invite you to stroll their maze of rows. 

Leaving the mountain enclave behind, miles of internal roads winds you down through redwood and fir forests to the convergence of Johnson Creek, Sheep Creek and John Smith Creek. Trails shoot off from the main road offering endless possibilities for the more adventure oriented on 265+ acres nature preserve - backing up against Mendocino Redwood Companys 100,000+ acres of private land further assures this property will continue to be a wildlife sanctuary unburdened by development. 

The brothers realizing they had something special, next sought to make the land produce. Seeing the success of Pinot Noir in Anderson Valley, they thought the Ranch could do all of that plus some and went about preparing the ridge tops for planting. Using  four proven clones - Swan, Pommard, 115, 828 & 667 and planting close spacing(6x4 & 8x4) the acreage of Pinot Noir was planted in 2000 followed by additional acreage in 2006 for a total of approximately 8 acres of vines (12,000 vines).  There is an additional 8-10 acres that could potentially be planted. 

A relationship was struck up somewhere in this period between winemakers Anthony Filiberti, Webster Marquez and David Low of Anthill Farms and the Weirs. There was a common recognition amongst the parties that what was being produced here was notably distinct and superb in quality and taste from other nearby regions. There efforts into turning the fruit into something has paid off dearly. Today there is a waiting list for the wine.

Besides the commercial vineyard, Comptche Ridge Vineyard is also zoned TPZ (timber preserve zone) benefiting the owner by reducing the property tax liability. There currently is an NTMP (Non-Industrial Timber Management Plan) on the Ranch allowing for long term management of the Redwood and Douglas Fir timber stands which in turn allows for sustainable timber harvesting or allows for a basis to establish carbon credit bank.
