Recreation 

The ranch was currently used as a world class bison operation. The current owner operators offer some bison hunts each year and utilize this great resource with excellent success. There are good numbers of pheasants and rio grande turkeys in the area and on the ranch, mule deer, and white-tailed deer are excellent in the immediate vicinity and the ranch is good hunting itself. Bucks range from 140 to 180 Boone and Crockett and tags are easily accessible.


Agriculture 

Despite the area being in a small drought the ranch is in very good condition. The dryland farm ground on the ranch has excellent soils and will grow excellent grain or feed commodities. The 109 acres certified organic irrigated land works well for alfalfa or hay production to augment the operation. This area is typically approximately 15-17 inch rainfall and with good management will produce excellent crops and good pounds of gain on bison or cattle.


Water/Mineral Rights & Natural Resources 

The ranch is being offered with all minerals owned by the seller. Water rights on the property are permitted and could be expanded slightly on adjacent to existing pivot.


Region & Climate 

Goodland Kansas has an ideal climate. On average Goodland gets 20 inches of rainfall and 29 inches of snow per year. Summers are generally hot and moderately wet with winters being normally dry and cold. Home to 4,315 people this small town is home to Northwest Kansas Technical College .


History 

This area of Kansas is rich in history and it is only fitting that the history of the Great Plains is kept alive with a thriving herd of native bison. Just approximately 3 miles from the ranch historically was the  Kidder Massacre. Two years after the Civil War LT. Lyman S Kidder and his 10 man patrol along with a Sioux Indian scout, Red Beard, were massacred in the Northeastern part of Sherman County on the Beaver Creek. Their deaths were the first recorded event in Sherman County. This ranch featured the first homestead and post office in the county. This post office was the first post office north of Dodge City on the Great Western Cattle trail. Many native, trader, and buffalo hunter camps can still be found on this ranch.


Location 

The ranch is located approximately 15 miles Northeast of Goodland, Kansas and 20 miles SE of St. Francis, Kansas on good county roads. The area is very good with production and farmland and the Beaver Creek provides good sub moisture and game. Goodland has a jet capable airport with excellent services for a small airport. Shopping and services are very good in Goodland and on the Interstate 70 interchange. Denver, Colorado is just 3 hours to the west via Interstate 70.
