Surrounded on three sides by the 230,000 acre Sevilleta National Wildlife Refuge, Sevilleta Hills Elk Ranch presents an unparalleled hunting situation. Archery Hunts are from September 1 through September 24. Any-weapon hunts are from October 1 to December 31. Hunters choose a 5-day period for their license. An elk license can coincide with mule deer season, and a hunter could hunt both at the same time.

An underground pipe irrigates the 85 acre farm with water from the Alamillo ditch. The fields are currently planted in alfalfa and tall fescue for the elk. Improvements are modest: a two-bed, two-bath adobe home that sleeps six and a storage barn and equipment shed. The San Acacia Water Association supplies the house water. The well also supplements the landscaping at the house. The livestock drinkers (six) are fed by a well that connects to a storage tank at the top of the property, and then gravity feeds back to the drinkers.

The Eason Ranch is a turn-key offering of 16 deeded sections (10,240 acres) plus one section of State lease (640 acres). Gently rolling hills characterize the topography of this grazing operation carrying 163 cow/calf pairs and ten bulls. The views are big and pretty, with purple mountains in the distance.

The seller runs trophy antelope hunts (pronghorn), helping an average of seven hunters harvest big bucks each year. Most of the bucks taken are 75-inches and over, some approaching an 80-inch Boone & Crocket Score. Hunters are fed and housed on the ranch and pay $3,000 to $4,000 per tag for 3-day hunts. Mule deer, elk, and oryx round out the big game animals that frequent this high-plains ranch (6,300 feet), but the current owner does not focus on hunting them.

Located 6 miles east of Claunch, the headquarters (south parcel) has a brick, three-bedroom, two-bathroom home, plus a 30-foot x 60-foot metal shop.    The elevation of the Bosque Del Apache Farm is approximately 4,560 and the growing season in this area is approximately 7 months. The farm is currently planted in Alfalfa and rotated with other hay crops. There are 20 benched laser-leveled irrigated fields within the farms boundaries. There are good interior roads throughout the property providing access to all fields. Surface irrigation is provided by Middle Rio Grande Conservancy District water rights via several concrete ditches that are in good condition. There are two supplemental wells that provide water as needed. In peak production times, the wells reportedly pump 800 to 1,200 gallons per minute. 

   The owner has applied for and received approval for a new well via the New Mexico Office of the State Engineer to expand the production of the farm.  The new well was drilled to a depth of 200 feet and is currently producing 3,000 gallons per minute.  The wells add to the overall capability of assurance of irrigating the field when surface water is curtailed due to fluctuation of snowfall in the New Mexico mountains.  

IMPROVEMENTS
   Structural improvements on the farm include two dwellings that are in average to fair condition. The main dwelling was built in early 1980s and is approximately 2,900 square feet with two bedrooms, two bathrooms and an office. The house is passive solar and constructed with adobe exterior walls.    Historical operation of this reputation ranch has been to graze mother cows. As of the marketing of this ranch, 860+ cows and calves, and 60 + bulls call the 100 Ranch their home. The ranch is permitted to run 1,183 cows and 17 horses. The 1,200 AU rating equates to 1 AU/46 acres, or 14 AUs/section. Current grazing management reflects a rating closer to 10 AUs/section. TERRAIN
   The terrain on the ranch varies from level and rolling plains on the east, to rolling to moderately steep pion juniper canopy dotting the hillsides on the west. Elevations on the ranch range from approximately 5,600' on the east to 6,800' on the northwest.  There are adequate breaks and depressions on the ranch to assure livestock protection in the event of severe winter storms. 

IMPROVEMENTs

HUNTING    WILDLIFE
   As briefly discussed above, big game on the 100 Ranch consists of elk, mule deer, pronghorn antelope and the occasional oryx or gemsbok.  The ranch has a resident herd of elk roaming its boundaries. However, the ranch attracts an older population of big bull elk every year during the rut. The largest bull taken on the ranch is estimated at 425 green Boone and Crockett. The ranch also supports good quality mule deer and antelope bucks with Boone and Crockett potential.

   Lying just south of the ranch is the vast White Sands Missile Range. The range supports many species of big game including oryx aka gemsbok, and a large African antelope species. Every year oryx wander the boundaries of the 100 Ranch. The vast grama grass plains are the perfect habitat for this highly sought-after big game species.

   With proper management and development, a recreational hunting operation is a viable supplemental income-generating source on this ranch. Private land hunting on the deeded portions of the ranch is processed on-line, or over the counter within the prescribed seasons set forth by the Game and Fish Department. Individuals who draw a public hunting license, via the state draw, are allowed to hunt all the public lands with legal access, and the private land with written permission from the landowner. Programs are available via the Game and Fish to further offer flexible season dates on mule deer and pronghorn antelope. 

REGIONAL ATTRACTIONS
   As mentioned above, the 100 Ranch is located near the community of Ruidoso in historical Lincoln County, New Mexico. The history of Lincoln County is fascinating with awesome stories of the Lincoln County War and Billy the Kid. Ruidoso is also home to the All-American Futurity which has a $3 million dollar purse and its the richest horse race in the country for 2-year-olds of any breed in North America. Ruidoso is also the hub for skiing at Ski Apache on beautiful Sierra Blanca which towers above Southeast NM at 11,981.  Ruidoso is also home to the Inn of Mountain Gods on the Mescalero Reservation. This venue provides a great recreational destination for those visiting the area. The town of Ruidoso itself is a great fun place to visit at any time of the year. Sierra Blanca Regional Airport is a public use airport located on the Fort Stanton mesa, 15 nautical miles northeast of the central business district of Ruidoso. Boasting significant water rights, and surrounded on 3-sides by the 230,000-acre Sevilleta National Wildlife Refuge, Sevilleta Hills Elk Ranch presents a unique hunting and investment situation. Besides a strong population of 360+ class bulls which I will elaborate on, the ranch's farming element holds very valuable water. New Mexico's State Engineer has already recognized 252 diverted acre-feet associated with the 84 acres of irrigated ground, which the seller is confident is pre-1907 water. And seller expects more valuable water rights to be confirmed. Then, there are tangible solar rights to consider here; there is geothermal underground water presenting opportunities; and the mineral rights should also be intact. Seller would consider some owner-carry with a good downpayment.

230,000 acres is a big piece of open space to adjoin. A survey is underway to determine the exact acreage of the fee simple land, but an NRCS map shows 1074, and that is the reference we are using currently. The 85-acre farm in the middle is irrigated by underground pipe with water from the Alamillo ditch. The fields are currently planted in alfalfa and tall fescue for the elk. The house is supplied by the San Acacia Water Association. The livestock drinkers (six) are fed by a well that feeds to a storage tank at the top of the property and then gravity feeds back to the drinkers. The landscaping at the house is also supplied by the well. Improvements are modest with a 2 bed, 2 bath adobe home (1500 SF +/-) that sleeps 6, and a storage barn and equipment carport.

That said, outstanding Mule Deer and Trophy Elk lead the appeal of this property. Located in GMU 13, a mostly "primitive" hunting-only unit, the ranch is in the secondary zone, which allows all weapons (rifles). Landowner tags are unlimited! Last year (2022) the owner sold 12 Elk tags securing 12 for 12 bulls with 4 of those bigger than 350. This harvest did not dent the visiting bull population! This year the owner has sold 17 Elk tags for $15K to $17K each. The seller does feed and house the hunters. 5 hunters can easily hunt the ranch at the same time. Archery Hunts are from September 1st through September 24th. Then Any Weapon hunts are from October 1 thru December 31st. An-any-weapons-hunter chooses 5 days for their license. An elk license can coincide with the deer season and a hunter could hunt both at the same time.

Big game hunting is not allowed on the wildlife refuge and will never be. Covenants were established when ownership moved to the Nature Conservancy and on to the U.S. Fish and Wildlife Service. With limited water on the wildlife refuge, the drinkers and farm crops on this ranch are wildlife magnets. The broker assumes that New Mexico Game and Fish appreciates the help controlling the population of this growing elk herd.

Sevilleta National Wildlife Refuge is one of the largest wildlife refuges in the lower 48 states, and it is the biggest in New Mexico. Four different biomes intersect here and support a wide array of biological diversity. What a great neighbor!

Uncle Bills Farm and Ranch in Socorro County, New Mexico, includes 37,941 acres of farming and grazing lands, along with 533.73 annual consumptive acre-feet of pre-1907 water rights. The 297 acres of farm, mostly cultivated ground (Mountain View Farm), are located in Las Nutrias off the Rio Grande River, and irrigation water is delivered via Middle Rio Grande Conservancy District (MRGCD) ditches. The grazing range (Chupadera Ranch) lies 40 minutes to the southeast and is 54% deeded, 36% state lease, and 10% Bureau of Land Management (BLM) lease. Not including farm production, the ranch is rated to carry 580 cow-calf pairs, and it also boasts the extra attraction of quality hunting (Game Management Unit 18) for elk, mule deer, pronghorn, and oryx. The farm is leased by a dairy for $5,000 a month, and the ranch grazing is leased for $10,000 a month. Further, there is a $35,665 annual lease with White Sands Missile Range (WSMR) for fly-over and evacuation with additional payments if evacuation is requested.

The farm is planted in sorghum-sudangrass that is utilized for silage by a dairy milking four-thousand cows. The dairy farmer mentioned that the farms water right is interesting to him because he believes it could be extracted from wells if desired, not just delivered from the Middle Rio Grande Conservancy District (MRGCD) ditches, which could be advantageous. Dove, quail, pheasant, and turkey call the farm home. Waterfowl use the irrigation ditches and flyway heavily  including ducks, geese, and magnificent sandhill cranes. There is also an annual depredation elk hunt in the Rio Grande Bosque, and the farm is awarded tags.

Currently, the ranch is stocked with 400 pairs, and the rangeland is healthy. Five wells are on the property, and water is distributed to drinkers. The drinkers attract wildlife, are thick with dove, hold quail coveys, and anchor big-game-animal movement across the ranch. The owners have kept hunting to a minimum but can issue Landowner Tags for elk, deer, and oryx at their discretion. Oryx are visually stunning, and finding a good, reproducing population like this is rare. Free-ranging African oryx in the United States are unique to New Mexico and can be hunted year-round. Additionally, the ranch annually receives four pronghorn tags.
